Economics, in plain view

90/10

90/10: of your self-generated business stays yours.

No hidden company dollar, no shared cap, no surprise at the closing table. Here is exactly how the splits and the cap work, published in plain view. We state the structure and let you do your own math. If a recruiter promises you the world, ask them to publish their splits like this.

Start with what we don't take

Most teams share a cap.
Yours stays yours.

The most important number on this page is the one the team never touches. Before we talk about splits, understand this: your cap, your awards, and your standing as an individual eXp agent are yours alone.

One cap, and it's yours.

This is a Full Cap Team. You run your own $16,000 annual eXp company-dollar cap. It is not shared with the team, pooled, or split with the team leader. Most teams elsewhere make you share a cap. We don't.

Your awards stay individual.

ICON Agent Award eligibility, revenue share, and stock awards remain yours as an individual eXp agent. Joining the team changes how you work, not who your production belongs to.

You stay an eXp agent.

You are never an employee of the team. Every relationship is an independent-contractor arrangement under the eXp Realty ICA and The Own It Group External Team Agreement.

Full Cap Team structure. The $16,000 figure is eXp Realty's standard annual company-dollar cap, not a team fee. See exprealty.com for current eXp cap terms.

The splits, published

You keep the most of what you bring.

The split you earn depends on who sourced the business. When you bring it, you keep 90%. When you are new and want hands-on support, we invest more up front for your first three closings. When the team hands you a qualified appointment, the share reflects that. Three tiers, no asterisks.

Lead source
Split
Plain English
Your self-generated business
90/1090% to you
You found it, you nurtured it, you close it. You keep 90 cents of every commission dollar.
Newly licensed, first 3 deals
80/2080% to you
Newly licensed agents only, while the support is heaviest. Experienced producers start at 90/10 from deal one.
Team-provided appointments
60/4060% to you
Sourced from the founder's consumer pipeline as it grows. Limited and earned, never promised. You still keep the majority.

Published and verified July 7, 2026. And a straight answer on lead flow, since you are wondering: in year one, team appointments begin as overflow from the founder's consumer brand and pipeline. Limited and earned, never guaranteed. Self-generated business is the engine. That is why it pays 90/10.

You split the gross commission with the team at the tiers above. eXp Realty's standard company dollar, 20% until your own $16,000 annual cap and then $250 per transaction, comes out of your side, exactly as it would solo. Percentages are illustrative of structure, not a projection of earnings, volume, or income. Run any scenario in the calculator below.

Dollars, not percentages

The table every recruiter
hopes you never build.

Percentages hide things. Dollars do not. Two scenarios, all three paths, ugly cells included.

Scenario, what you keep per year
Solo at eXp
The Own It Group
50/50 team
Producer, 12 self-generated deals at $400K
$101,200The ugly cell, published on purpose
$89,450
$46,200
Newly licensed, 6 deals at $400K
$40,441The ugly cell, published on purpose
$39,241
$22,441

You read both rows right: on pure split math, solo nets more than this team, and in every all-self-generated scenario it always will. We publish that because it is true, and because the bet we are asking you to make is not about the split. It is that coaching, accountability, and rescued deals change your volume, which is income no split column captures. If your volume is truly fixed, stay solo. We mean that.

Run your own numbers

No email gate, no rounded-up marketing math. Your price point, your volume, your mix.

Solo at eXp

$46,590

You keep, per year

Your gross, minus eXp company dollar and fees. Nobody coaching, nobody answering.

The Own It Group

$41,790

You keep, per year

90/10 on everything you generate, coaching and the financing edge on every file.

50/50 mega team

$22,590

You keep, per year

Half of every deal, including the ones you brought in yourself.

At these numbers, solo nets more than this team. We publish that anyway. The bet is not the split, it is the volume: the method, the coaching, and deals rescued by the financing edge are income no split column captures. If the math says stay solo and you believe your volume is fixed, stay solo. We mean that.

Assumptions: team tiers apply to gross commission; eXp's company dollar (20% to your own $16,000 annual cap, then $250 per transaction) comes out of your side in every column; $85/month eXp fee and $65 per-transaction fees included; $149 join fee and eXp mentor-program economics included for newly licensed agents. Constants per the eXp fee schedule (May 2026), verified July 7, 2026. A hypothetical illustration of structure, not a projection of earnings. The solo column includes only your self-generated deals, because team appointments do not exist without a team.

The fee list

No desk fees. No team tech fees.

The economics above are the whole story. There is no second page of charges.

No desk fees

You will not pay rent on a desk you never sit at. There is no monthly charge for being on this team.

No team tech fees

We do not bill you monthly for tools. What the team runs on, the team pays for.

Nothing off-menu

No invented transaction fees, no marketing charges that appear at closing, no surprise line items. If it is not on this page, it does not exist.

The honest catch

This is a producer's team.

To stay on the team, you keep a modest production standard in line with eXp's team requirements. Nothing invented by us, nothing hidden. The exact terms are written into the team agreement you sign, and we walk them line by line on your confidential call. Ask, and you get the answer in the first five minutes.

We are direct about this because the splits above are built for agents who work. If you are looking for a place to park a license, this is not the team.

If the math works for you

The numbers are the easy part.
The work is the rest.

See the method that earns these splits, then bring your numbers to a confidential call. We will walk them together, line by line.

Bring these numbers. Confidential, always.
